Personal Power
(This is the first part of a three-part article, based on a recording on Personal Power by Mila Kandibur CEO of Diamond Mind Coaching, LLC in San Diego, CA)

What is power?

Power is a force of pure potentiality. The source of creation has many aspects. One of its aspects is power. It doesn't have a quality; it doesn't have a description, yet everything comes forth from it. Power is very difficult to talk about. Its not a thing, its not something you can put your finger on and say that this is what power is. Power is a force that acts behind the scenes, so we can only see effects of power. Just like we do not see the wind but we do see the leafs blowing and see the trees moving. Power is the force that is behind everything, it is the force but it is not something that is perceivable by the human eye or any of the five senses. We can sense power through the Sixth sense, our intuition. We might sense power in someone, as an example. But through our five senses, we can only perceive manifestations of power, not the actual force behind the scene, not that which brings the manifestations.

And this is why as long as science remains basic, i.e. dealing only with the physical dimensions and examining only the material aspects of things, it will never get to the answer of, what is power. If science would however extend beyond its self, beyond the physical world, it would start to dig into the concepts of higher mathematics, the concepts that touch upon the interesting forces that are more in line with the source of all existence and the complexities of the universe. Current science cannot define the answers within itself because it is only dealing with the physical perception, physical world, physical operation, manifestation, phenomena, etc. It doesn't look at the force behind the curtain. It looks at the movie projection on the screen, but it doesn't look at the actual film and the projector, where this is coming from. And maybe it is even trying to look behind the screen, but there is nothing there. This is the common approach of today's science, examining the screen, examining all the pixels and then looking behind the screen and declaring, there is nothing there; Spirit is just a product of brain's hallucination. While science is correct, at least most of the time, explaining the physical dimension, it completely misses a larger picture of existence.

In simplified terms: We have a physical body and with our physical body we only perceive the physical world through the five senses. We also have an energy body that surrounds the physical body, sometimes referred to as Aura. Our energy body has a degree of intuitiveness. We also have a causal body, the body of pure awareness. If we would use author Carlos Castaneda's terminology or, to be more accurate, his teacher Don Juan's terminology, we would say that we have a first attention and a second attention. Physical body and mind exist and operate in the first attention. The first attention is everything that we can think and feel and experience with our senses; everything that we can rationalize and understand. Even the most sophisticated concepts, as long as they can be explained, they are in the domain of the first attention. Today's science deals only with the first attention. Even our recognition of intuition has to do with the first attention, because "recognition" is in the world of manifest. As long as we can put a label on it, as long as we can formulate it, it is the first attention. The first attention has multiple levels, however, but is still just the first attention.

Don Juan called this first attention the Tonal. The world of un-manifest, pure potentiality of things and intelligence is the domain of second attention. Don Juan called the domain on the second attention Najual, or the Spirit. Kind of like the silence before the thunder or the space of void before a thought is formed. Power is the force that crosses the dimensions and delivers between the domains. Here is where it gets a little more complicated beyond the linear explanation - Power is the Spirit and it is also an aspect of Spirit. So, the Spirit or the Najual is that part of us and the world that our first attention and physical mind can't understand, because it's beyond it. And, as long as we hang onto control and having to understand it with our physical mind, we will not have an access to the Najual, to the power. By hanging onto our Tonal and rational mind while trying to understand the Najual, we're locking ourselves in the domain of the Tonal. So, in order to truly "understand" the Najual and Power, we ultimately have to let go of the Tonal. Our rational mind can prepare us, but at certain point it can't take us any further and we need to leave the Tonal behind and take a journey. It's like exploring a map of a country – it can give some general information about the roads, altitudes, population, etc., but to experience the country, we need to travel there in person. To "understand" and experience the Najual and Power, we need to leave the island of the Tonal and venture into the Najual. This is what we do in meditation.

Attached is a great video by Gary Vaynerchuk on the evolution of word of mouth marketing and branding. As a consultant to construction and real estate companies, I've found that many construction and real estate executives will give you the "deer in the headlights" look when using the term, social media. Click here to view the MorganSullivan social media survey of construction and real estate professionals.

Word of mouth, however, is not a foreign term to the construction and real estate industries. Many companies in these industries obtain most of their business through word of mouth and reputation. Social media takes "word of mouth" marketing and branding to a different level.

According MorganSullivan's 2008 Social Media survey of more than 30,000 construction and real estate professionals, many construction and real estate companies use press releases to get PR and strengthen their brands. Few, however, are aware of a number of tools that are available to measure how they're doing when it comes to band building and Internet marketing. Here are a few tools and the best thing about them is that they're all free.

Google Page Rank Checker. Google ranks all web site pages on a scale of 1-10 with 10 being the highest. Rankings are based on web site popularity, the power of the people visiting, and the content of the site itself. This tool is useful for construction and real estate companies interested in seeing how their site ranks versus their competition.

Technorati. Any construction or real estate company interested in using blogging for PR and brand building should register with this social media site. Technorati keeps a directory of blogs, ranks them by popularity, and identifies how many people link into the blog. This is also a good source to identify blogs that your clients are reading.

Alexa. This site measures web site popularity. High rankings indicate high volumes of traffic coming to that particular web site. The John P. Kreiss blog, for example, is currently ranked 2,856, 544 and is in the top 9.3% of all web sites on the Internet. The ranking should be used in comparison to your direct competition.

Press Release Grader. Published by Hubspot, Inc., this is a great tool for construction and real estate companies interested in getting better results from their press releases because it evaluates the key words used to drive search engine traffic.

Web Site Grader. This is another Hubspot, Inc. publication that can be used to measure how effective your web site is in attracting prospective clients.

Getting high marks from these sites does not guarantee that construction and real estate companies will be successful. They will, however, help identify how effective there marketing is. The tools also help identify opportunities to improve marketing and the best part is that they're all free.

Today the UK government has called time on the excesses, self interest and downright bad management

Today the UK government has called time on the excesses, self interest and downright bad management of the financial services sector, by taking control of British banks. Whether it will have the desired effect remains to be seen, but frankly, its about time. I lost patience with the sector a while back, when a leading FS manager told me that it wasn't in his interest to "put customers first" and now we are witnessing the product of this mind-set.

I'm not a fan of this government, but it does seem that they've got this right and for once I feel the Britain is looking bold and decisive. UK Gov's move may not produce a level playing field, but hopefully it will create a more sensible game, however the fall-out is sure to continue with customers far from relaxed about choosing financial patners. And that's where the potential is. Ultimately, the banks and financial institutions that are first to persuade consumers and businesses that they can be trusted will triumph.

Trust, is the very basis of any Brandship - the relationships between brands and their stakeholders - so its easy to see that, given the revelations of the last few weeks, the brand equity of banks is as low as a limbo-dancing gnome. For now they are all tarred with the same brush. We all know now that for years banks have been tricking us into believing that they were on our side while craftily lining their own pockets with our cash, so for any financial services business to dig themselves out of this one is a big ask. However, that's the challenge they all face and its clear that the same old, same old just isn't going to cut it. This time they have to be transparent and build brands with real integrity. Attempting this feat with their existing management in place would be like a paedophile applying for a job as a kids' swimming instructor, and that's why the government stepping into the management shoes will, at least, give a few of them a chance. Now its a case of a massive change management process and that can only be good for business. Who'll be first to the tape.

While the banks are working on this one, the rest of the commercial world are considering how they can survive the after shock. There's no doubt about it, a lot of businesses are going to tumble in the next few months, but amid the rubble there's a real opportunity for the bold.

As we've seen with banks in the US and UK, there are always bigger vultures to pick over the bones of the those that fail and in this vein a good many short-term wins will be had by organisations with strong and inviting brand communities that can offer shelter to the customers of their deceased competitors. This will come about in two ways - pro-active, acquisition by competitors and investors of organisations and brands on the verge of a crash and reactive, mopping up by strong brands of the displaced customers of their weaker competitors.

But moreso than in the normal process of acquisition the challenge doesn't end acquisition. Its one thing to provide a consumer with temporary shelter, but although the cost of acquisition could be modest compared to the recent past, the real test will be whether these brands can persuade their new customers to make a home with them. This is where I see the real potential. I foresee a period of floating customers, like deserted wives, reluctant to commit to long-term relationships and suitor brands falling over themselves to reel them in and turn them into life-partners. And I predict, honesty will prevail. If nothing else worthwhile comes of this situation I be live it will convince a few more brands to stop making empty-promises and a shift to genuineness, transparency and a genuine commitment to customer satisfaction. Another reason why the recession will be good for business.

Because brand communities are a product of their members - significantly their customers - any acquisitive organisations will also have to be wary of the risk of alienating their existing customers as the dynamic of their brand is changed by a large influx of new members, but, if they are sufficiently sorted to have created a strong enough brand community to pull off the acquisition trick in the first place the chances are they'll have this under control too.

Its common practice in recessionary times for organisations to tighten their belts and sit it out, but the record clearly shows that this is not the path to success and it definitely isn't the way to go now. If you want to to make the most of the opportunities that the recession is providing you need to be pro-active, take a close look at your brand and your organisation. Are you in shape to meet the challenge? If not get to work. At the end of this recession the organisations that deserve success will have it and there'll be some gaps in the line up too. But then again, I've always felt that Darwin nailed it with the process of natural selection. I think we'll all be better off for the clear out.

[caption id="attachment_90" align="aligncenter" width="225" caption="Dressmaker In Siena, Italy-May 07"][/caption]

Often when I am looking for writing inspiration I turn to those old tried and true writing exercises we used in college. You know the ones:

If you were on a deserted island what is the one thing you would take with you and why?

Name 2 people that have made a difference in your life.

If you could be any kind of animal what would you be?

But one such question got me thinking today ...

What profession did you want to go into when you were a child? Did you attain that goal?

Did I attain that goal? Well the answer is yes and no. I wanted to be a lot of things just like many other kids. Here's my list that I ran across one day when cleaning out a box of old things. I think I was about 10 when this was written. As as you can see, much like other kids, I didn't really care what income one could make as long as it was fun and made me happy.

1) A vet

2) A shop lady selling pretty clothes

3) A person who writes the news

4) Snow cone vendor on the beach

5) An archeologist

So I guess #3 is pretty close to what I do. I actually did work at a TV station when I was fresh out of college and now I am a writer. Seems like I got close to one of my dreams. But that list still makes me wonder ....

How many of us go out and really achieve our dreams? Do those dreams change as we grow? Do we somehow loose our creativity and spontaneous nature we had as a child and retool ourselves to become what society terms as "responsible"?

In a recent national survey, adults were asked which jobs they felt held the most prestige. Interesting that as we get older, we look more to what others would think of us instead of what might be true to ourselves.

That's why I feel like I must ask. Are you passionate about the work you do? What energizes you? How do you know if the job you currently do on a daily basis is the right fit for you?

I must admit I am one of the lucky ones. I know that even though I am not selling snow cones on the beach, I honestly love what I do. Writing for some reason gives me a charge, it just feels right and when I am finished with my work, I can look in the mirror and honestly feel that I have been true to my passion for solving problems and connecting with people.

My challenge to you ... if you aren't doing a job right now that is true to who you are,

What can you do to change it? Time for a career check-up?

Is there something within your company that's a better fit for you?

Challenge yourself, see where it leads you.

Set some goals for yourself.

Give yourself permission to dream and then act upon it.

A child's vision of the future may be steeped in fantasy, but is often truer to their core than where our adult logic takes us.

Good luck on your journey-

Now more then ever you must follow a better path in collecting your accounts receivables…effec

Now more then ever you must follow a better path in collecting your accounts receivables...effectively. That means actually getting your money.

I have written before about the most effective system to use to support your internal collection efforts. If followed this system will yield great results, ( see the post called: Successfully collecting accounts receivables requires a system.)

I have further revealed to you the name and telephone number of the best collection agency currently in business as they 'get it' and they 'do it', International Recovery Services Inc. ... call Jared Schultz at 1-800-868-9298. See the post in this blog called 'An incredibly effective collection agnency that actually collects'...)

Since then we have experienced a banking industry meltdown, our economy is well chilled, and revenues for most businesses are declining rapidly as everyone is scared....and that means less spending.

It also means some of your customers are on the financial ropes, even if they have been paying well for years, now they are faced with severe unprecedented problems.

Collecting your receivables in a declining market is far more important then collecting in an up market. Your revenues are probably down, thus you need the cash, and more of your clients are about to slow pay or not pay at all so you will need help.

Now more then ever, fast action is required. You need to utilize an effective accounts receivable collection program as soon as possible, (see previous entry that instructs you exactly how to do this.)

You must also engage an effective commercial collection agency if you are a business to business supplier to get you your cash as soon as possible and as completely as possible.

I can only restate what I have stated before regarding this matter. After years of working in the turnaround and workout industry, solving difficult business problems and building profitable business organizations, I have found a unique and valuable resource, a collection agency that actually collects, achieving 70% recapture of lost receivables, yes that 70%. Hard to believe but true.

Call this man and give this company your uncollected receivables as soon as possible. I recommend that when the receivable goes 30 days old, fifteen days later, after you have billed, attempted to collect and failed. Waiting longer results in a lower recapture percentage.

Either you have an agency and should replace it as this one is better, or you do not use one and should as the times are different then ever before.

Call Jared Schultz at 1-800-868-9298.....now.

The $700 billion bailout plan by the US government and latest short term interest rates cut by Central Banks of United States, Canada, Sweden, Switzerland, England and the European Union have not resulted in the expected positive effect on the world stock markets. Specially in the United States, the real estate market continues to be in doldrums, unemployment rate jumped to 6.1%, stock market is down and car sales shrinking. In Canada, exports are down, CA$ had a free fall, real estate market has stagnated, stock market performance is listless, and increasing unemployment / layoffs a major threats.

The million dollar question is how to check the impending economic meltdown and recuperate the Canadian economy?

There are 101 ways to skin a cat. My way is to diversify the economy & trade in order to reduce dependence on the US markets. (As Canadian economic fundamentals are better, however we are still badly affected due to over-reliance on south of border). I think trade can be expeditiously diversified by encouraging and facilitating new Canadians to look for business opportunities with their country of origin. This will be a win-win situation for the government and the unemployed & underemployed new Canadians.

Do you agree with the above strategy? Please comment below.

Imagine that you are returning home from Toys-R-Us, where you just purchased a 500-piece puzzle. Y

Imagine that you are returning home from Toys-R-Us, where you just purchased a 500-piece puzzle. You take it home and ask your family to help you put it together. They agree and your daughter picks up the box. Just as she is trying to open the box, you run towards her shouting, "No, no, no! This time we're going to put the puzzle together before we take the pieces out of the box."

This story may sound crazy, but this is what most people do with their great ideas. They dream of starting a small business, home business or internet business. And instead of writing their dream and committing to it, they keep it inside. I talk to entrepreneurs who start businesses (or services) and get frustrated because their team members are underperforming. The truth is that these team members probably have not caught the entrepreneur's vision for the business. Strategies for your business are just like the pieces to a puzzle. If you keep them inside your head, it's hard to get help putting the pieces together.

The key to building a lasting business is to have a clear, written vision. I'm no expert at building businesses. But out of my ten business ventures, one succeeded. Is there any wonder that the successful business has a written vision? A vision is not to be confused with a plan. A business plan explains how you want to make money in the next 3 to 5 years. A vision explains who you wish to become and how you want to make an impact in the long run. Michael Gerber refers to it as your Primary Aim - the final picture when it's all said and done.

Over the last 5 years, I have encountered countless people who have an unwritten vision cluttering their mind. We live in a society of busy people who are more comfortable talking than writing. Sure, someone could write your vision for you. But it has a greater impact when you sit down and write it yourself. You're probably wondering "why would I want to put my vision on paper?" or "will I run the risk of someone stealing my idea?" Sure you would. People steal great ideas everyday, but they can never steal your vision. Your vision is something that only you can be truly effective in accomplishing. Someone else may do the same things, but they will not have the same vision. It's like when a thief steals a car. He may be successful in taking your car for a joyride, but you have one thing that he'll never have - the key. Regardless of who stole your vision, know this - you are the only one who can make your ideas work the way they are supposed to.

So what happens after you have written your vision?

After your vision is written, you can start breaking it down into manageable chunks and setting milestones to work towards. Once your written vision provides you with clear direction, you are ready to start mapping out your next steps in the form of a plan. In my experience, transparent plans work better than concrete plans. A transparent plan will attract productive team members who are familiar with the direction of your business. Unlike a concrete plan that obstructs your view of the big picture, a transparent plan will reflect your vision while providing you with the necessary flexibility and structure.

When organizing my vision for the first time, I used three methods. After reading the Power of Focus, I wrote 101 Goals just to clear my mind. Then, I made a binder with space for each component of the Business-Investor (B-I) Triangle. The Financial Freedom Library has great articles that detail the B-I Triangle. Finally, I constructed a binder using the Business Development Program found in the E-Myth Revisited. Binders keep your vision and plans in context.

Just think if Thomas Edison or Ben Franklin would have kept their vision to themselves. We would not have the luxuries afforded by electricity - computers, televisions or running water. What if Henry Ford kept the vision for the Model-T in his head? We would have stagecoach dealerships instead of automobile dealerships. For Warren Buffett to have built Berkshire-Hathaway to the point that one share of Class A Stock is worth over $100,000, he had a written vision - and it must have been huge.

If you have a revolutionary idea that could make the world a better place, write it down. Writing the vision for your life and for you business is a huge undertaking. So go ahead, put it in black and white. Seeing your vision on paper will inspire you to commit to making it happen.

Enough is enough!

Enough is enough!

Isn't it clear to everyone that every action has a consequence. Good or bad!

Isn't it further clear that if we continue to operate out of greed and continue to ignore the right way, the way of truth and honor, if we continue to believe its all about profit and we have no responsibility for the consequences or for each other.....our system will eventually crash and burn...and we are seeing this happen right before our eyes...

What are we going to do about this?

I recently saw the current movie about the man who invented variable speed windshield wipers and the corporate giant auto manufacturer who was interested in purchasing this invention, after reviewing it, simply stole it instead of entering into a fair deal with the inventor. Believing their financial strength was capable of crushing the real inventor, they preferred to steal it.

The inventor entered into a legal battle and ultimately won...The courts enforced the inventors rights. Hallelujah...There is some hope, our court and justice system supported right over wrong and the individual prevailed, won over the corporate giant.

The real issue is however that the corporate giant had the audacity to actually believe it could decide to steal the invention in the first place and get away with it. That the man eventually won in the courts is a great ending to an awful story but not the real issue.

How corrupt can our system be if behind closed corporate board room doors it can be decided that it is ok to steal the mans invention and believe the corporate giant could out spend the man and win because of financial strength. This is wrong and they knew they were doing wrong, but did it anyways. This is the issue. This is the problem and we cannot legislate this issue away, it must come from within each one of us. Do we do the right thing or do we lie, cheat, and steal so we can make a few more dollars.

I am naively aghast. I am embarrassed for our corporate leaders as I cannot even imagine the debate, where the board decided stealing was the way to go. Believing that their size and strength would prevail and they could crush the little man and that this was somehow ok. I can imagine the discussion and am amazed it occurred.

The same with Enron, blatant thievery. It happens all over the corporate world. Yes profit and the bottom line is a highly respected objective but is their no requirement for any level of morality, is there not a need to do the right thing which may result in less profit but doing the right thing could be the only way our system will survive...it may be the only way our system will prosper. Have we forgotten what we learned as children...right from wrong.

Of course nw we have the sub=prime banking burn out. An entire financial industry crumbling because our leaders were so greedy they forgot the basic tennents of business lending and made tens of thousands, no make that millions of bad loans. Knowingly bad.

We all know what is right from wrong, there is no excuse to do the wrong thing in the name of greater profitability and this is the issue.

Until we come to grips with this issue, no legislation, no bail out plan, will work and no cycle will reverse itself to resolve our current financial crisis as these issues are a direct result of greed and a failure to recognize that doing the right thing is basic and required for any system to work. Once corruption enters and greed controls there is no system that can survive for long.

We cannot legislate this we must all remember what we know to be true, lying, cheating, and sealing does not work....as if we do not know this.

We all drink the same water, breathe the same air and eat the same food, yet our corporate giants believe that in the name of profit we can pollute, adulterate and poison ourselves... for a few pennies more of profitability.

Here is the rub, small business can operate with ethics and do. Small business owners can make ethical decisions. We can bring change to our system from the bottom up. Small business represents 70% of our gross national productivity. It represents over 70% of our jobs. Small business is America, large business simply gets more of the headlines.

If we do the right thing at our small business level....we will eventually prevail. We will restore morality into our society and world. What choice do we have?

Actually small business has been doing the right thing the right way all over America, it is really only our leadership, both corporate and political who are corrupt and driven by greed, and as they self destruct, small business will continue to stay on the path and lead the way acting appropriately doing the right thing.

I believe this.

There is hope.

We all know that timing is a significant part of winning. Playing the right card at the right time.

We all know that timing is a significant part of winning. Playing the right card at the right time. Being in the right place at the right time. Being able to take advantage of an opportunity because you were well positioned is one key to success. This we all know to be true.

The question and challenge is to be able to identify when the right time may be.

Many say now....I say anytime you can buy a bargain is the right time, I also say it is not neccessary to buy at the absolute bottom extracting every ounce of benefit possible, its ok if it gets cheaper and you bought a little above the bottom as long as you get a great deal.

So what am i referring to?

No not the stock market, although this may be the right time to buy, I cannot say nor hazard a guess as to whether or not the market has reached bottom or has another thousand points to go. It is clear however that even if there is another thousand points to go, buying now is not a bad idea as the level of decline is so significant that good companies will eventually climb back out to previous values and thus purchasing now is still a great deal. I think the point is it is not necessary to get the lowest possible price to experience a terrific opportunity, near bottom is good enough.

Many great companies are trading very low although they are still great companies. For the moment it seems clear that fear is driving the market so value is out the window and great deals can be had on solid companies that are trading lower then they should be because of the hostile environment we are experiencing.

However this entry is not about buying stock at a bargain price. it is about buying entire businesses at a bargain. Businesses are more predictable then the stock market and what a great opportunity to buy up a competitor or an altogether different business then you are involved in to diversify your exposure and bring it back to life.

Everything is a cycle. A good busines suffering from temporary decline because of ususal market conditions is still a good business only now available at a bargain price.

Many good business owners are going to have to close up shop, shut the doors and liquidate assets because they can not withstand the negative cash drain. The opportunity for turn around is clear and the likelihood for emergence again is also clear but getting from here to there may be too difficult for current ownership.

Thus i say forget the stock market unless you are knowledgeable. Look for a good business and buy its assets...cheaply. This may be the opportunity of a life time.

Co-signing a guaranty to the SBA or any note. What does it mean?

There is much misunderstanding about a very important subject, co-signing a guaranty for a note to

There is much misunderstanding about a very important subject, co-signing a guaranty for a note to the SBA or any secured lender, here is what you need to know. (This is not a legal analysis and should not be relied upon as such but is merely a general description of legal concepts for your education and better understanding. Seek legal counsel for specific analysis if you are in this situation or have specific questions.)

Unless the guaranty is limited, which means its limited reach is spelled out in the guaranty, for example "limited to include the undersigned real estate but not a general guaranty for the entire debt", this would mean the signor, guarantor has granted a collateralized position to the lender only against your ownership interst in real estate. FREQUENTLY ASKED OF WIVES.

If not limited by the language in the guaranty, you can consider yourself a guarantor of the entire debt and the lender can reach into any of your assets to perfect its position and liquidate your assets to get paid out, including your home. That's what a guaranty means.(please seek specific assistance from your attorney)

One danger is in thinking that if you are a co-guarantor with someone else that somehow this means you are responsible for only half the debt...NOT SO! A co-guarantor, or every co-guarantor agrees to be individually liable for the entire debt owed, not just a portion. The lender can look to one individual and collect the entire debt and not even pursue the others if they are less liquid and this is ok.

Another significant misunderstanding that frequently occurs is when a guarantor who may leave the business and receives an agreement from the other guarantors that agrees to hold the leaving guarantor harmless from the liability of the debt, in other words agrees to make the payments in behalf of the leaving guarantor letting the leaving guarantor believe he is off the hook... when in all reality he is not off the hook, as this agreement is between the two guarantors and not the bank and thus the bank has no obligation what so ever to honor this agreement and can still collect agains the exiting guarantor and his assets as if the agreement did not exist between the two borrower guarantors.

Thirdly, beware of the demand for your wife's signature, its sole intent is to make certain the lender can reach the equity in your home. Make every effort to not have her sign the note to protect the home from future collection efforts should they occur, even at the cost of not getting the loan. Small business loans are far too risky to put your home up as collateral.

Yes they can take your home and even if your wife has not signed they may in some instances liquidate the home and give over to the wife her share of the equity if she was not a guarantor. This of course reduces the value if the liquidation and thus it may not happen at all, but be aware of the possibilities.

There are many instances when a guarantor does not know he actually personally guaranteed a loan because the guaranty is buried in some paragraph that is very difficult to discern or recognize as a personal guaranty. This may be successfully challenged and requires a lawyers specific analysis to determine your rights hereunder.

A personal guaranty requires a personal signature thus when signing any guaranty language or documents be certain to sign as your titled position, be it president, general manager, vice president, etc indicating you are signing on behalf of the business entity not on behalf of yourself personally.

When there is a second signature line and a request for you to sign both as a business entity officer and personally, beware you are accepting the risk personally and you need to understand what that means and what that could cost you. If you sign personally you may be held personally responsible. IF YOU SIGN CORPORATELY AS AN OFFICER YOU MAY NOT BE HELD RESPONSIBLE PERSONALLY. This is a huge difference.

Simply stated, you should always have legal documentation reviewed by a lawyer who works for you or do not sign it until you do. You will be held responsible for what you sign.

Advertising agencies may not like what I have to say, but in most cases, getting an article publishe

Advertising agencies may not like what I have to say, but in most cases, getting an article published gets more credibility from readers than paid advertisements. Construction and real estate executives who can get articles published in magazines, newsletters, or online publications will be perceived better than those who pay to be in those same publications. Here are five tips on how to get published in print or online.

Make comments on other people's blogs. This is an excellent brand building strategy. Find blogs relevant to your client's interests using search engines like Google or Yahoo and share your thoughts and opinions by making comments on these blogs. Include your contact information and see how fast you start showing up on Google. Journalists also read these blogs and don't be surprised if they start contacting you when they need sources for their stories. It's happened to me on several occasions all because I made comments on other blogs.

Write informational articles and publish them on a web site or blog. Make sure you're not writing a sales pitch. Offer information that your prospective readers will find valuable like things to consider in the preconstruction process, etc. Then let people know about the articles. Include a link in your email signature and let your clients and friends know about this information source.

Survey your prospective clientsand send a news release of the results. This helps position you as an expert and encourages journalists to contact you.

Build a list of client trade publications along with the journalists who write for them and start the relationship building process. Many of these publications now have blogs. Start the relationship building process by commenting on their blogs. Then pick up the phone once in a while and ask them how you can help them. Ask them what type of articles they are interested in writing about. If you can't provide the information they need, offer them access to colleagues who can.

Interview industry experts and publish them on the news page of your web site or blog. Featuring industry leaders in the news section of your web site or blog is a great way to build good will. Video and/or podcast interviews are also effective ways to get media attention and PR for your company.

Finally, it's important to take a stance. Too many people are afraid to state opinions for fear of alienating others. Show me a group of 10 people and I'll show you a group that often has differences in opinion. That's ok. Disagreements promote dialog and make articles much more interesting. The goal should be to create interest, not consensus.

It has been said by many observers of successful corporate leaders and business teams that humor is

It has been said by many observers of successful corporate leaders and business teams that humor is apparent in the best organizations. Those corporations or business teams that perform very well and accomplish their goals are typically noted for the humor displayed within the job.

Humorous leaders are quick to point out the humor in our lives, about the absurdity of many situations and the contradictions between reality and our imagination. Our best leaders can laugh at themselves as well, and frequently do.

This requires personal emotional strength as it demonstrates that the leaders are not controlled by what others think but have a strong enough self image and sense of inner security and strength to allow and support their poking fun at themselves.

In fact it has been suggested in many reviews that the single best way to judge the health of a team or a business is by how much humor there is in the work force. This is not about humor that is based on cruelty, humiliating remarks or ridicule of those unable to defend themselves or meant to be hurtful.

Its about treating people, each other, as equals and acknowledging our collective weaknesses, occasional mistakes and missed beats in a humorous manner.

It takes personal strength to use humor effectively and is a way men deflect serious issues, lightening the moment rather then wallowing in the pain, uncertainty and question. We can all gain from humor on the job. It brings management and the workforce closer together as it breaks down barriers and acts as an equalizer putting all involved on the same plain.

Humor can serve as a release of pressure, a way to deflect anger, and exhaust frustration...It can be healthy and a good way to deal with difficult situations, frustration and even failure.

Be it good natured fun, or deflecting difficult emotions, humor has a place in the business arena and needs to be recognized.

A business environment without humor is bound to crash and burn before a business with humor and a business without humor will experience higher turnover and will not reach its goals as well as a business environment with humor.

Laughter is always good medicine...even in the business environment.

Recently, Matt Gentile, Director Public Relations and Brand Communications for Century 21 Real Estate challenged David Meerman Scott, author of The New Rules of Marketing and PR, to come up with 10 ideas for Century 21 to implement the new rules of marketing and PR.

David Meerman Scott posted 10 ideas for Century 21 on his blog. Many people commented including yours truly in this blog. Two days after the top 10 ideas were posted, they were indexed at number six on Google. The results are incredible and don't discount the cost. As Scott points out in his latest post, one blogger was able to help Century 21 reach the first page in a Google search result.

Attached is an interesting blog post about ways you can use a popular social networking site called, Twitter. Based on my experience as a marketing strategy consultant serving the real estate and construction industries and as a networker who uses Twitter, I believe that this tool can offer a lot of value to SMPS members and other marketing and pr professionals working for construction and real estate companies.

Marketing is about differentiation. Why should an owner hire your company for construction or real estate services instead of another? This not an easy task in competitive industries like real estate and construction. Fortunately, social networking sites like Twitter can help. Construction and real estate marketers willing to share their experiences and knowledge with Twitter members can gain a lot of great ideas and knowledge that can then be used in helping differentiate their company from the masses.
